There is a way to avoid probate for your properties if you have a specific person you intend to leave a property to!

The State of Alaska recognizes a revocable Transfer on Death deed. This is revocable and has no impact on the Transferor (current owner) ability to sell or take a loan on the property prior to their death. It doesn’t affect the interest or right of any liens against the property, and it’s not subject to any claims of Designated Beneficiary. It does not affect the receiver’s eligibility for public assistance.
